So you’re in the need of property management?
Almost all transactions and preparation can be done via email because many clients are out of the area. If you (the client) are in the service area we are more than happy to arrange a meeting at your convenience. We will prepare the Property Management Agreement and discuss the condition of the property and any further preparation before leasing the property or transfer of management.
We will be completing a property management condition report and meeting with any occupants in order to introduce ourselves or if the property is vacant obtain access. We will make initial documentation and/or photography of the property upon the first visit after transfer.
If your property has yet to be leased we will work with the realtor of your choice or we will use one of our reliable realtor partners and begin advertising in the newspapers, online, the MLS (Multi Listing Service), etc. We have many advertising tools at hand in order for full exposure of leasing opportunities. We will make certain your property is presentable as we place our leasing & property management signs in your front yard. You will be in tune every step of the way!
How do you choose a prospective tenant?
When someone contacts us regarding leasing a property we provide them a tour and make sure that can understand and can comply with the terms of the lease and property management. The prospective tenant will have to meet our qualifying criteria when applying. We will review the prospects application and only hold the property after receiving a deposit. We will then begin the screening process.
The screening process may take a couple of days. We carefully screen the prospect on the investors behalf, but the investor is the final approval we obtain. The investor is informed of all finding during the screening process so that an informed decision can be made. If approval is granted by the investor we take it from there to help the new tenant complete the necessary paperwork in order to occupy the property.
The screening process involves the following:

Income (must be steady & at least 3X the monthly rate)
- Length of Employment (Minimum of two years in current field)

Credit Evaluation
- Percentage of Credit Available
We speak with prior landlords to obtain very necessary information:
On-time payments
Late payments
Notice given to vacate
Complaints

Condition the property was left in
- Criminal Background Investigations

Criminal background checks are obtained for each occupant over the 

age of 18 years. All results from the criminal background check will be 

cause communicated to the investor.
