We specialize in managing residential & small commercial properties.  We handle many aspects on a daily basis including maintaining the property and communication and service to tenants.

All of the vendors we use to complete maintenance of your property are bonded and insured. All vendors have a professional working relationship with us and have the same goal of providing above standard customer service and quality work performance.  We ask all vendors to report any damages or suspected breach of contract to our personnel.

Inspect property at time of leasing and move out

Prompt Disbursement of Monthly Proceeds:

You will not have to wait on your monthly rental proceeds. We make every effort to insure your funds will be received as fast as possible, but no later than the 15th of the current month.

Advertising:

Effective advertising makes the difference!  Ambassador Property Management is aggressive when it comes to advertising efforts.  We may take advantage of many different free advertising, but have other avenues of many type available for competitive costs. 

Application Processing:

Ambassador Property Management uses the services of all available licensed realtors.   If you do not have a realtor we work with the most experienced and knowledgeable realtors around.  We work among the best in the business including Realty World Neal Barnes & Associates.  All Applicants completed the Texas Association of Realtors® Residential Lease Application.

Qualifying Properties:

We inspect all properties prior to an agreement between Ambassador Property Management and the investor.  We will notify you of any needed improvement and encourage you to let us make the arrangements.

Exterior Conditions:

We prefer that the structure be sound and the roof and gutters be in satisfactory condition.  All windows and doors should be in condition, without cracks, and with functioning door components and locks.  (All locks must be re-keyed between tenants!  All exterior lights are to be in working condition as burned out bulbs are to be replaced.  Trees are encouraged to be maintained in order to attract prospects and prevent damage to the structure.  Ambassador has yard maintenance personnel on our vendor list to help maintain the lawn, watering, trimming of shrubs, etc while your property is vacant so you don’t have to.  

Interior Conditions:

We will recommend any heating system defects to be performed.  We require that any building codes or maintainence needed in order to see that systems are operational be performed immediately.  Any wiring defects are to be repaired in order to prevent injury.  The plumbing systems should be free of leaks.  Any appliances are to be in working order and subject to inspection.

We would like to assure the safety of tenants by encouraging operational smoke detectors be equipped in every property.  We will require at least one.  

All in all the property should be clean and ready for presentation.  We can arrange cleaning up procedures prior to rental and between any tenants.  Chances are if we do our job well there will be minimal turn overs and properly maintained properties resulting in less money out of pocket from the investor.

Maintenance Requests:

We see to it when we receive a request we take every opportunity to see that repairs are made timely, with quality, and see that work is completed satisfactorily by post inspections and tenant satisfaction.

All maintenance requests are filed in writing although minor requests can be initiated by email.  Any condition causing a threat to the health of any occupant, or a condition causing damage to the property is considered an immediate emergency.  If a repair is necessary it will be initiated immediately if it does not exceed $300.00.  Any costly repairs will be negotiated with the investor.
